Appraisal for the Construction of Residential Green Building in Abuja

Abstract

Developing countries like Nigeria are faced with the growth of residential housing sector accompanied by huge power, water, and material consumptions , which were due to the population growth, increased households and the increased urbanization. The construction industry is guilty of many practices because its activities have adversely affected the environment negatively. It responded with new initiative called Eco / green / sustainable buildings to ensure environmental sustainability. The aim of this research work is to investigate the factors affecting developments of residential green building in Abuja with a view to address housing deficit. A total number of sixty-three (63) questionnaire was administered, 50 copies were returned and the data collected were analyzed using mean score. The highly rated factors affecting the development of residential green building are identified as Credit Policies for Purchasing mean score 3.80 and the Perception of Residential Green Building as Expensive Concept ranked second with mean score of 3.56. The top ranked measure for the development residential green building is identified as More publicity through media (e.g., print media, internet, and radio and television programs with a mean score of 3.68 and the least ranked is identified as Green rating and labeling with a mean score of 3.04, thus, trained construction professionals by the government as well as key industry stakeholders need to work together to make residential green building available. The research findings provide a valuable reference to assist practitioners and policy makers in developing practical measures for promoting Residential Green Building adoption to eventually achieve the sustainable development of buildings.
